White Plains Good Counsel Project

On behalf of WP Development NB LLC, William S. Null and Allison Fausner successfully obtained Site Plan Approval for a redevelopment project on the 16.09-acre former Good Counsel property located at 52 North Broadway in White Plains. On February 5, 2024, the Common Council of the City of White Plains granted Site Plan Approval for the project. In 2021, the Common Council adopted Environmental Findings following its review of an Environmental Impact Statement and rezoned the property.

The development team included: Peter S. Duncan, Karl Mittermayr and Justin Winiarz of George Comfort & Sons, Inc.; William S. Null, Esq. and Allison Fausner, Esq. of Cuddy & Feder LLP; Anthony Veneziano, Esq.; (the late) Carl Ordemann, Michael Berger and Andrew Ostrander of Perkins Eastman Architects P.C.; (the late) John Collins of Collier Engineering and Design; Peter Feroe and Amy Crader of AKRF, Inc.; Robert Aiello of JMC Planning Engineering Landscape Architect Design, PC; and Rick Parisi of MPFP LLC.

The development will maintain several significant historic structures on the site and will conserve nearly half of the property — approximately 8 acres — as publicly accessible open space. Notable features of the approved project include:

  • Preservation of the Chapel of the Divine Compassion, Mapleton House, and portions of the Good Counsel Convent.
  • Construction of a senior care facility comprised of a six-story building with 232 Independent Living Units and a four-story building with 103 Assisted Living Units.
  • Construction of 28 single-family, three-bedroom townhouses on the westerly portion.
  • A three-story multi-family workforce housing building with 48 units with a mix of studio, one-bedroom, and two-bedrooms.
  • Incorporation of permanent publicly accessible open space along North Broadway totaling approximately 2.09 acres.

Vehicular access for the project will be provided from North Broadway, which access is shared with the Elisabeth Haub School of Law at Pace University.
