The proposal by AF Riverwalk Residences Corp., located in Cortlandt Manor, outlines plans to develop a 5.92-acre site west of the Van Wyck Street and Snowden Avenue intersection. Gioffre informed the Planning Board that the project aims to preserve over three acres of public open space, including amenities like a trailway, benches, a gazebo, and landscaping, accessible through a conservation easement. The development will offer 16 one-bedroom units, and 32 two-bedroom units, with five units designated as affordable housing to comply with village requirements.
Moreover, the project boasts on-site amenities such as a pool, fitness center, and rooftop terrace, along with the installation of solar panels on the roof. Gioffre emphasized that the proposal aligns with the village’s Local Waterfront Revitalization Program and seeks a density bonus in line with Ossining’s Conservation Development District regulations. Notably, the 48 units proposed are fewer than the maximum allowable under the bonus, underscoring the development’s commitment to preserving the natural beauty of the area while enhancing community access to its resources.
